Assurance Property Management began as Constant-Morawski in 2003, and has evolved into a well-structured and highly profitable property management unit. In keeping with the focus on intensive management and not financial gearing, Assurance’s role is to oversee all on-site personnel, collections, new rentals, renewals, day-to-day operations and financials for each property. The Company is able to control the operations at each property to produce the lowest possible cost with the highest possible return.
The asset managers of Assurance Property Management are an experienced and talented group of management professionals with over 20 years of experience. The asset management team maintains memberships at the National Association of Realtors on both a local level and national level, along with more than ten property management associations nationally.
Assurance Property Management takes a highly disciplined approach following the acquisition of a new property. The defining tenet is that tenant satisfaction results in reduced costs and increased profits. The Company has found that a majority of the tenants who reside in properties acquired by Michael Franks were underserved by the prior landlord.
The following is a representative synopsis of the process undertaken by the property manager immediately following an acquisition:
All aspects of the property are evaluated to find ways to reduce operating expenses, push rates, and find redevelopment opportunities. All tenants receive an Assurance Property Management introductory letter and a welcome letter. Deferred maintenance questionnaires and a survey with suggestions and recommendations to management are also included. A toll free hotline is set up for the tenants to call, 24 hours a day, to be connected to the appropriate on-site personnel. Maintenance issues are handled within 24 hours of tenant request. Common areas (laundry facility, lobby, parking lot, etc.) are immediately improved. Tenant appreciation parties are conducted so the tenants get to know the property managers personally. A tenant referral program is established to encourage their family and friends to become tenants. Some creative programs are established to create and maintain tenant/management interaction. Random weekly tenant calls are made to ensure a tenant satisfaction. A newsletter is created for each property to keep the tenants informed of activities, new programs and the latest news.
The property management department also conducts an insurance evaluation and tax protest on an annual basis to reduce costs. The asset managers are required to do credit and background checks on each new tenant application. This keeps occupancy rates at a higher level with a superior quality tenant in each unit. Every property the Company has acquired and managed has experienced heightened tenant satisfaction that has improved its financial condition.
